STOP Case 22890 - Rezone from R2P to R3

The Issue

To rezone the area of 48-50 Old Sambro Road will affect the natural wildlife in the area who utilize the area daily for crossing from the Long Lake to Catamaran Pond.  It is a high-traffic wetland crossing area.

This area is already an extremely dangerous traffic zone as many drivers tend to drive 10-20kmh over current speed limits.  There are many traffic incidents/accidents on file for the area.

There are many older homes in the area that will also be affected in several ways:

Property tax increases on current dwellings and buildings.
Foundation and/or dwelling damage due to any required blasting.
Drainage issues in homes who rely on the pond during flood season.

There are no plans showing the ACTUAL watershed in the area. There is a stream coming directly from Long Lake, across the highway, and runs into Catamaran Pond. There is nothing in any development plans showing how this waterway will be preserved and protected. Catamaran Pond is a small pond but it plays a major roll in the Spryfield and area watershed as it gradually connects to Williams Lake (currently in dire need of a new dam).  Many forms of wildlife call the proposed site "Home". Some witnessed to date include: deer, ducks, geese, loons, cardinals, bluejays, racoons, owls and muskrats.

Lastly, the new building does not propose affordable living. This causes concern for many other residents in the area as they're left wondering if their home will be replaced next. This particular section houses low to middle income families and many of the homes are rentals.
