Tam brtam@forsythco.com District 3: Todd Levent tlevent@forsythco.com District 4: Cindy Jones Mills cjmills@forsythco.com District 5: Jim Boff jjboff@forsythco.com (Insert Date) Forsyth County Commissioner 7450 Regents Court Cumming, GA 30040 Dear Commissioner ___________: I am writing to inform you that I vehemently oppose Todd and Glenn Levent’s applications (applications #ZA3818 and #ZA3816) to rezone the property at 3560 Hamby Road, Alpharetta, GA from Agricultural to Industrial. While I can appreciate the need to continue to expand the corporate infrastructure in Forsyth County, I do not believe that an industrial rezoning in such close proximity to residential properties and neighborhoods is the answer. There are ample locations on Highway Nine to accommodate such a business. As a resident of Forsyth County, I am concerned about this proposal for a number of reasons: Spot Zoning- The surrounding area is currently zoned either agricultural or residential. These rezoning requests are at odds with Forsyth County's master plan. This is an example of a request for unjustified exceptions for parcels within a district. District Three County Commissioner Todd Levent is also a party to the requesting rezoning applications and listed on the applications. He is brother to Glenn Levent, thus there is a conflict of interest. We are concerned these rezoning applications will receive a favorable zoning classification because Todd Levent asked, or will be favored because Todd Levent is a party to them. Road deterioration - Due to the weight and size of commercial trucks, they can accelerate the rate of deterioration of highways and roads. Noise - Truck and other vehicular traffic and equipment used at commercial/industrial businesses are noisy and can be damaging and disruptive to those who live near the property. Compromised Quality of Life – Commercial/Industrial facilities can result in water and soil contamination. Commercial trucks also emit emissions, soot and odors and add to an already congested traffic pattern. All of these factors can adversely impact the aesthetic quality of the area. Property Values – Property values in both the immediate and surrounding areas will decrease substantially. While there may be a need to have an additional industrial business in Forsyth County, the proposed location would adversely affect the property value in local residences in the surrounding area based on all of the reasons previously stated. According to the Forsyth County Land Use Plan, the proposed general area for the industrial rezoning is in an area that is “in need of redevelopment or significant improvements to aesthetics or attractiveness.” (Source: Forsyth County Land Use Plan page 8-13). Please don’t let the quality of life in the “Gateway to Forsyth County” be compromised. The approval of these industrial rezoning applications will not only negatively affect those within the immediate area, but it will also have a cascading impact to those who reside in Milton, North Fulton and also in other areas of South Forsyth County.
