Dear [MPP Name],
I am writing to express my concern about the Lease Agreement Expiry point in the Fighting Delays, Building Faster Act, 2025 technical briefing slide deck, which was released by the Municipal Affairs and Housing on October 23rd, 2025. As one of your constituents, I urge you to take a bold and proactive stand to address this critical issue that affects the daily lives of over a million people across the province.
The Lease Agreement Expiry proposal to allow landlords to "adjust tenancy arrangements based on market conditions, personal needs, or business strategies" would have disastrous effects on the lives of renters across the province.
While most Ontarians agree that Ontario needs to fix the housing crisis, taking away housing security for renters who pay their rent on time and who abide by the Residential Tenancies Act is not only unfair, but it will only further increase rents, as well as the rate of homelessness in our communities.
Renters, especially those who live on a fixed income, such as people with disabilities and seniors, cannot afford higher rents, and do not deserve to be put on the streets at a landlord's whim. Vulnerable communities who are already struggling with housing, such as 2SLGBTQIA+ people, are also at an increased risk of homelessness with this proposal.
I urge you to push for concrete actions to address this issue, such as:
- Maintaining the existing Security of Tenure as outlined in the existing Residential Tenancies Act, in Part V, Section 38 (linked here: https://www.ontario.ca/laws/statute/06r17#BK48
If this is not possible, I propose:
- To work to introduce rent control measures in Ontario to ensure that everyone can access affordable rentals should their tenancies expire.
- To require landlords to provide a minimum of 120 days' notice, and/or a payout to end a tenancy at their will, similar to when they want tenants to move out so they can have personal use of the unit.
- To require landlords to provide a valid reason and proof of the reason, to ensure that renters are not discriminated against and to ensure that their lease terms are not ended due to trivial or personal matters that do not violate the RTA.
In a time where we are experiencing a cost-of-living crisis, a housing crisis, tariffs and economic insecurity coming from south of the border, and a nearly 8% unemployment rate in Ontario, the government must take action to ensure that all Ontarians have secure and affordable rentals.
I urge you to use your position to advocate for policies that will protect tenants' rights.
Your leadership on this issue is critical, and I hope to see more progress on this issue in the near future.
