Everyone needs to be talking Feet, not Stories!!!

How tall is a 39 story building? 
While the average residential building is ten feet per story, near Central Park 39 stories appears to be 775' high; Near the Brooklyn Botanic Garden it's 464'! 
In both cases, it's devastating to the park and the communities that enjoy these parks.

Current zoning allows for unconstrained floor-to-floor heights. Allowing developers to talk about stories and not feet, yields absurd results!  

On September 10, 2019  at the Board of Standards and Appeals (BSA), we saw unity among our elected officials in support of Landmark West!'s and City Club's zoning challenge to a permit for 36 West 66 St in Manhattan. Here the developer is using 30% of the building for "mechanical void" space which will boost the height of the building, providing potential buyers views of the park.

At the Brooklyn Botanic Garden (BBG), zoning protections are in place, but the Department of City Planning (DCP) is threatening to remove these protections and change the zoning.

What do these projects have in common: unconstrained over-development; City Planning NOT acting in the best interest of it's residents, but in the best interests of developers. Both of these projects have the ability to incorporate outrageous floor to ceiling heights and unlimited "mechanical voids" reaching never before imagined heights for residential buildings!

The City has shirked its responsibility. It's letting the market self-regulate rather than regulate. On Sept. 10, even the Chair of the BSA pointed to the Rosenthal/Jackson state bill as a way to address these issues.
