Canyon Ridge was recently transferred to Encore Property Management. I highly recommend emailing Heather and Juliet ( the contact for the new PM company) asking that the fees from September 2021 are corrected. Whether that means any owed balance is wiped out and months paid are credited to months moving forward - ONCE PROPERTY MAINTENANCE HAS BEEN COMPLETED. We should not pay this new management company until things are done. I have sent the following email to Heather... they deleted us from the Town Square app so we cannot communicate on that platform moving forward.
"Hi Heather,
I wanted to reach out and introduce myself, my name is Haley, and I live at 1157 NW Upas. I can't say how excited I am to have the property under new management. I, like many other homeowners in the neighborhood, have been in total dismay about how the two previous property management companies have handled themselves. From lawn maintenance to simple correspondence with homeowners- It's been nothing short of a disaster.
I've sent numerous emails to Blue Mountain as well as left dozens of voicemails over the months in an attempt to discuss the HOA fee. For months, I and other homeowners in the neighborhood have been wondering where our money is going. I requested a price breakdown of the monthly $179 HOA fee. NOTHING in the breakdown has been taken care of or done since September 2021. This includes: watering. mowing and general maintenance of individual yards; garbage pickup and general tidying of the complex itself. The weeds in front of our homes are 6ft tall in certain places. People who are sick of looking at them have piled them on the sidewalks. The grass everywhere is brown and dead unless people are watering it themselves ( so much for a built-in sprinkler system). Our brand-new property looks absolutely disgusting, it's embarrassing. I have had to buy an electric lawn mower and weed wacker that my neighbors borrow. That is not an expense I should be worrying about when I pay $179 a month for "someone" to do that for me. Those of us who have animals cannot simply allow the grass to grow a foot tall. Picking up dog poop is not fun in tall grass if you've ever experienced it. Even still, these are only the basic concerns.
I've included Juliet in this email because I would like to have the balance of my account wiped out due to absolutely nothing being done by the HOA for the last 6 months. I would also like to be credited for the months I did pay starting from September since that is when all property maintenance stopped. I have been refusing to pay in full for some time- this has affected my credit which is something else that will need to be addressed.
I along with over 20 homeowners in the neighborhood have both a discussion board on Townsquare and a petition circulating to contest our $179 monthly HOA fee. I do not believe any of us should pay any back owed amount for these months. I am asking that we are no longer charged until we see the maintenance taken care of that I referred to above. For the homeowners who have paid since September, they should be credited for the months under discussion.
In this regard, I am speaking on behalf of the neighborhood. Now that we actually have a solid contact for the HOA, I am perfectly happy to get my attorney involved. Frankly, the only reason we haven't taken this step is that we have had no one to communicate with. I am positive I will not be the only one bringing these issues to light and requesting a refund for the lack of services rendered.
The next step for me will be sending a cease-and-desist letter from my attorney. Please let me know how you would like to proceed. I truly am excited to be working with a new company and hope we can resolve this matter easily. "
