City politicians like to pat themselves on the back for taking underutilized land and using it for affordable housing. But time after time, they squander opportunities, and in the case of a Public Library at Dawes Rd, they actually will end up removing affordable housing! The existing library will be re-built and the apartments above will be lost. This site could have been perfect for mixed-used library with residences above.

Governments of all levels are guilty. The LCBO at Queen and Waverley is just 1 storey, but they had the cash to make it look like 3 storeys (as the top 2 stories are fake). They could have made this building 6-stories in accordance with the Urban Design Guidelines while adding 5 floors of housing above.

With the 18-storey highrise proposed at 1631 Queen, the tiny Harvey's building and its parking lot will be orphaned, making it impossible to re-develop with any meaningful scale.

As a result of this poor planning, we are told that the "only way" to build housing is with high-rise towers. But the real reason is because they need "fabulous beach views" to market to rich people and to pad developers profit margins because they are too cheap to pay for it. Its nothing more than bad urban planning.
