Developments on Queen have conformed to 6-stories per the Urban Design Guidelines since their inception. If this project at 1631 Queen proceeds as 18-stories, developers will exploit this on future projects throughout the Beach. Thinking that they won’t use this to their advantage is naïve and foolish.

Changing the street address or making the front 1/3rd of the building 6-stories then stating that “the proposal meets the UDGs” is a game played by developers and their enablers. You can say YES to affordable housing, but NO to Skyscrapers!
