Neighbors, advocates, and friends are invited to an informational meeting about the revised plans for the proposed multifamily development at S. Claiborne, S. Miro, and Calhoun—behind the original Ted's Frostop. (No media, please.)

Information on proposed revisions is scarce, but the developers have already begun the permitting process by filing a Zoning Verification request with the City’s Department of Safety & Permits on July 14, 2026.

A Zoning Verification is supposed to confirm that a project complies with the City’s Comprehensive Zoning Ordinance (CZO Art. 4.9.A).

A request must be approved through the issuance of a Zoning Verification Letter by the Director of Safety & Permits before the proposed construction can be permitted (CZO Art. 4.9.C).

The Zoning Verification Letter for 3100 Calhoun has not yet been issued; and no building permit applications have been filed to date.

A Zoning Verification Letter (or decision) can be appealed to the City’s Board of Zoning Adjustments (BZA) within 45 days of issuance (CZO Art. 4.9.E). 

Note about Ted’s Frostop: The demolition application for 3100 Calhoun was withdrawn by the developers ahead of the City Council's Regular Meeting of June 4, 2026. As for the revised plans—the scope of work at the original Ted’s Frostop structure is unknown at this time. It's clear, however, that an additional commercial space with frontage on S. Claiborne is proposed. (See featured photo.)
