102 Buryfield Rd - Object to change of use of residential dwelling to children's care home
102 Buryfield Rd - Object to change of use of residential dwelling to children's care home
The Issue
Application Reference PL/2026/00714/PPFL
This petition requests that Solihull Council REFUSES PERMISSION for the proposed change of use of 102 Buryfield Road, Solihull from C3 use (residential dwelling) to C2 (care home).
We object principally on the following grounds, which we believe to be material planning considerations:
- Potential harm to residential amenity, highway & pedestrian safety and local character due to sensitive residential location near a busy school-route junction. The roads are in a 20mph restricted parking zone used by local primary & secondary school children, residents and commuters, both as pedestrians and in vehicles
- The cumulative impact and over-concentration of C2 children's homes within the immediate locality, as the number of existing, approved or pending such homes has risen sharply in a short timeframe. In the ward, there is already another approved on Buryfield Road itself and others within short walking distances on Lode Lane, Warwick Road and Wilmcote Road are either existing or pending
- The proposed change of use would introduce a 24-hour shift based operation, which is materially different to a normal family dwelling, into the sensitive residential location
- The loss of privacy for our neighbours and raised welfare risks for child occupants arising from the corner layout and close vicinity of other properties
This petition should be read in addition to the objections that have been submitted as part of the planning process.
