The good news is, on September 10, 2021 the City determined that the application for 1451 Park Road did not demonstrate compliance with SB 35 eligibility criteria, to include compliance with all applicable adopted objective standards. The bad news is, on November 22, a new proposal was submitted for 124 residential units and a 2,000 square foot commercial building on Jefferson Ridge after the previous proposal was withdrawn. This proposal is not substantially different from the previous one, still 4 stories tall, which would totally obliterate the National Register Landmarks' relationship as a District and probably cause de-listing. The application can be viewed at on the City’s website at Jefferson Ridge. (Not incidentally, "Harbor Road" on the North side of the project is the location of Valero pipelines, a serious hazard.)
The next regular meeting of the Planning Commission is expected to be January 13. Public comments can be entered into the record for that meeting by emailing VRandall@ci.benicia.ca.us or CSchow@ci.benicia.ca.us by January 6. The meeting will be available on Zoom, instructions on the City website.
