The Issue

Dear Evergreen Neighbors,

Many of you may already be aware that an application has been submitted to rezone Greystone Manor on Greystone Road from its current Agricultural zoning designation to Planned Development (PD), a designation that could allow commercial uses.

As described in the rezoning materials, the proposed change would allow the property (currently listed for $16,750,000) to be converted after sale into a 25-person residential treatment center for drug and alcohol addiction recovery. The proposed facility would offer a variety of alternative therapies, including psychedelic-supported therapies involving psilocybin and ketamine, with possible ibogaine-based treatment programs in the future, as well as yoga.

This zoning proposal raises serious concerns for many Evergreen residents, including:

·    Fire safety and evacuation risks.

·    Limited ingress and egress, particularly for emergency vehicles.

·    Increased traffic on Greystone Road and nearby residential streets.

·    Additional burdens on first responders, including medical, fire, and law enforcement personnel.

·    Potential effects on neighboring property values.

·    Adverse impacts on neighborhood character, privacy, and quiet enjoyment.

·    The precedent this spot rezoning could set for future land-use changes if approved.

This petition is not a statement against addiction recovery or mental health treatment. It is about whether Greystone Road is an appropriate location for a commercial facility of this nature, size, and intensity of use.

If you agree that existing zoning protections are important to preserving the safety, character, and livability of our neighborhoods and the integrity of the Evergreen Area Plan, please stay informed and participate in upcoming public hearings and community meetings. Public input will play a critical role in the decision-making process before the Jefferson and Clear Creek County Commissioners.

Please sign and share this petition to help protect the neighborhoods and way of life that make this community so special.

No Greystone Rezone is sponsored by the Blue Sky Basin Community Association.
