FIGHT THE HEIGHT! Say NO to 4 Stories on the Shoreline Church Property.

The Issue

Please oppose the requested rezoning submission Z212-190. Shoreline Church (10715 Garland Rd.) would like to sell to developer Ojala Holdings, who wishes to build a 59' tall, 4-story, 282 unit, multi-family, mixed-income apartment complex with 18 x 2-story market rate townhomes, totaling 300 units.

For 65+ years, the Shoreline property has always been zoned as single family use for church operations. Now, our neighbors and businesses adjacent to and surrounding the property are being asked to accept a massive complex that will be not only be visually intrusive, creating an invasion of privacy, but will also increase the noise and light pollution, cause guest parking problems, and potential flood risks with already at capacity storm drainage. This is unacceptable and will impact our neighbors' quality of living and burden the surrounding businesses' way of operating.

In addition, there are key items of this Planned Development that are not in compliance with the city adopted Garland Road Vision Plan, which references a clear desire to protect residential neighborhoods from commercial encroachment, and calls for mixed-use development of only 3 stories. If a less intrusive, 2 & 3-story option is presented, a compromise may be reached.
