Berkeley Homes' plan for Peckham Town Centre is unacceptable - it would change the character of Peckham forever. It does not have the consent of the people who live, visit and work there.

• It is a massive overdevelopment with enormous buildings - a citadel that will loom over lower-rise, historic Peckham
• It does not meet the needs of local people – at least 65% of the homes will be unaffordable to most people
• It does not consider the impact on well-loved local businesses or on the town centre as a whole
• It is not environmentally sustainable and is not fit for the future.
• It takes Peckham back to failed high-rise housing, which is not suitable for families, and the GLA have already concluded is not the answer to London’s housing crisis

Berkeley Homes have not engaged with the community in a meaningful way and are approaching consultation as a tick-box exercise.

The Aylesham site is a once in a generation opportunity for Peckham. We demand:

1. A new brief for the site, co-produced with all of Peckham’s communities
2. A genuine dialogue so the community can see how its views are being incorporated into the plans
3. Substantive discussion on housing types, transport, the vision for the town centre, the environment, and building size
4. A development that meets local needs, is connected with the rest of the town centre and fits with the character of Peckham
