Why we couldn't purchase the house

We were asked why we didn't buy the house back from Wells.

When the house doesn't have a clear title, or the way to prove its clear title - you cannot even do a short sale.   Or get the loan.   Wells did NOT let us purchase back our house.  (4 - b.) 

So how this "Individual A" purchased the title insurance?   Hosep Stepanian, the agent who sold the house to him,  told me 1) no title insurance 2) Cash only.    

"Individual A" has a loan from CalCapFinancial and Title insurance from "Orange Coast".  

That's the part of the investigation.
