Hey everyone! The final votes on the Deauville and 1250 West mega tower proposals are this Wednesday. Please attend in person or virtually to make your voices heard!
Contrary to what the Commissioners with one notable exception have said, these are NOT good deals for the MB community.
Upzoning on the Deauville gives the developer an extra $568 million in sellable square footage in exchange for a replica and $8 million cash. Not to mention the terrible precedent that approval of this proposal would set of rewarding demolition by neglect of historic buildings.
Upzoning on the 1250 West proposal gives the developer an extra $272 million versus a community benefit of $30 million, which is most likely inflated.
Overdevelopment is one of the biggest problems our small barrier island faces. It contributes to increased traffic and strains our aging infrastructure. Overdevelopment destroys the character of our communities. Approval of these proposals will open the floodgates to more mega towers in our neighborhoods.
Several of our Commissioners are up for re-election. They need to understand that residents want in-scale development according to a comprehensive plan reflected in our zoning regulations. We do not want the Commissioners making deals to sell height increases and FAR in violation of our zoning regulations. We have no desire to become Sunny Isles, which happened one building at a time.
