
I hope everyone had a wonderful Christmas and I wish you a Happy New Year. As we look ahead to 2025, the Tattersall rezoning issue STILL remains a top concern.
🔹As a brief refresher for everyone, at the last Planning and Zoning meeting, over a dozen residents voiced concerns, including:
➖Traffic and the validity of Skipper’s traffic study
➖Parking capacity, street parking, and hotel parking concerns
➖TRAFFIC
➖Floodplain issues and last-minute additions to EBSCO’s application
➖Health, safety, and overall well-being of our community
🔹Here are a few important KEY POINTS:
➖Our petition opposing rezoning now has 2,332 signatures.
➖Community surveys show that residents prefer keeping Planned Commercial zoning and NOT rezoning the land.
➖EBSCO has built 300+ units directly across the street from Tattersall (mid-2024), zoned for Birmingham City. Known as The Whitby, this development alone has resulted in significant growth. If Tattersall rezoning moves forward (+300 additional units), this will lead to over 600 new residents in under two years with no major infrastructure updates to Highway 119, Brook Highland, or Greystone Way.
➖EBSCO’s application includes a concerning “fine print” clause that allows potential conversion of the hotel and condos into even more apartments if the original plans aren’t met within three years. This flexibility raises significant concerns within the community. The fine print states: if the hotel is not developed within three years or before 75% of the 55+ apartments are completed, the developer has the option to convert the hotel space into 48 more apartments. If the condos don’t sell well enough within the same timeframe, the developer has the option to convert the condominium spaces into apartments as well.
In summary, we are simply asking EBSCO to develop their land as it is currently zoned. Plain and simple.

1. ATTEND JANUARY’S COUNCIL MEETINGS: January 6th and January 21st both at 6:00 PM at Hoover City Hall.
