Urge Bunnell to Reject Industrial Zoning Proposal

The Issue

As a resident of Bunnell, Florida, I am deeply concerned about the proposal to zone 1,259 acres of land for industrial use - specifically  light and heavy industrial. Like many of my neighbors, I fear the environmental and social impacts such a decision could bring. Industrial zoning near our homes could lead to increased pollution, noise, and a dramatic change in the character of our community that has been so cherished for generations.

Industrial developments can heavily impact property values. Research from the National Association of Realtors has shown that proximity to industrial zones can significantly decrease property values. This does not only affect homeowners financially but also undermines the investments made to ensure a comfortable and stable life for our families. Speaking as someone who has worked hard to build a home in this area, this is indeed a pressing concern.

Another critical issue is the potential environmental impact. Industrial activities increase the risk of pollution affecting our water and air quality and the natural beauty surrounding Flagler County. The Environmental Protection Agency (EPA) warns that industrial emissions can contribute significantly to local air pollution, posing health risks especially to children and the elderly. In fact, 90% of childhood cancer is preventable according to the Childhood Cancer Prevention Initiative, the majority being caused by environmental factors such as pollution, chemical exposure and radiation.

We acknowledge the importance of economic development, but it must be sustainable, respectful of the current residents and compatible with the current adjacent land uses. We respectfully urge the City of Bunnell commissioners to deny this sweeping industrial zoning proposal. Instead, we propose a sensible compromise - to consider rezoning only those land areas directly adjacent to the railway and US Route 1 to a light industrial or commercial use. We would also request that there are limiting policies that protect all surrounding property owners and the community at large. This approach respects the community's current structure while allowing for thoughtful and contained growth where it makes the most logistical sense.

It's crucial that we protect the integrity of our community while allowing for smart development.
