Our neighbourhood is zoned Industrial 1: "The Industrial 1 Zone provides for manufacturing industry, the storage and distribution of goods and associated uses in a manner that does not affect the safety and amenity of local communities." 

In our street as well as housing there is some storage, a boutique coffee machine maker, and some offices. At the end of Techno Park Drive is the Kororoit Creek and wetlands. 

Council say there is concern about our proximity to the South Crude Tank Farm, which is part of the Mobil refinery infrastructure (which closed in 2021, with plans to convert it to an import terminal). However, they have been clear that the proximity to the tanks does not determine our zoning. There are Mobil sites all over Hobsons Bay, with homes directly next to them. There are brand new apartments in Williamstown directly next to the Mobil terminal at Point Gellibrand. The one next to us appears disused (update: Mobil has confirmed the tanks are empty). On the opposite side of the tank farm is the JT Gray Reserve, a children’s sports ground  that Council have recently committed more than four million dollars to upgrade.

A number of Techno Park residents used to live at Hobsons Bay Caravan Park, which was located about one kilometre east of Techno Park. For more than 30 years, the caravan park provided low income housing for about 200 people on Industrial land. The caravan park closed after the "site was sold to developers for millions and rezoned for residential housing."
