WHAT’S HAPPENING?
Despite Hobart’s own Zoning laws, our City Officials are allowing the developer/Amazon to apply for a fill permit BEFORE a site plan is reviewed or approved. • The project is being piecemealed instead of reviewed as one full development • The land is being spot zoned to allow this use • City officials have provided limited transparency • Residents still do NOT know the full impact of the project • Approving permits now limits public oversight later.
WHAT THEY AREN’T TELLING YOU
This is HEAVY INDUSTRIAL DEVELOPMENT, not a small tech facility. This does NOT belong next to homes.
• Up to 25 buildings on approximately 725 acres • Possible 24 diesel backup generators PER BUILDING • Continuous noise, truck traffic, and air emissions • 35 YEARS of tax abatements • Promised 400 jobs — NOT legally enforceable • Permanent impact on surrounding neighborhoods
ENVIRONMENTAL & WATER CONCERNS
Wetlands may be filled or altered • Unknown impact to nearby private wells • Long-term groundwater risks have not been fully disclosed • No complete, unified environmental review • Once fill is approved, damage may be irreversible.
WHY YOUR VOICE MATTERS
This project is being advanced step by step, before residents can see the whole picture. Approval sets the stage for everything that follows. • Silence will be interpreted as consent. • The Plan Commission needs to hear from its residents!
• Speak during public comment • Ask why permits are being approved before a site plan • Demand full transparency • Demand a Townhall and a complete overview of the entire project
