We would like to re-establish the relationship between REALTOR's and the Stonebridge HOA Board. Many of us live and work in this community and feel it puts a new home buyer at a disadvantage not to be able to identify homes OPEN for tours as they are driving in those said communities. We can attest that buyers are attracted by the signage over any print or social media advertising. This also affects your membership as homeowners in Stonebridge Ranch who are wishing to sell their homes that are put at the same disadvantage by not having the foot traffic at their Open Houses.

The rules published by the HOA are:

ARTICLE IV RIGHTS OF ENJOYMENT IN THE COMMON PROPERTIES

Section 4.1. Common Properties. Subject to the provisions of Sections 4.1 through 4.8, inclusive, of this Article, each and every Owner and Resident and their respective family, guests, and invitees, shall have a non-exclusive right and easement of enjoyment in and to all Common Properties, and such easement shall be appurtenant to and shall pass with the title to every Lot.

         A. The right of the Association to prescribe reasonable regulations and policies governing, and to charge fees and/or deposits (e.g., key and access card deposits) related to, the use, operation and maintenance of the Common Properties, including rules limiting the number of guests who may use the Common Properties and imposing fines for infractions of such regulations.

In an effort to cooperate and adhere to the rules and regulations provided by the Stonebridge Ranch HOA, we would like to recommend the following:

1. Open House signs may be posted at in common areas at intersections, entrance to communities and along the pathways to direct potential customers to open house opportunities.

2. They are NOT allowed in the center medians of major streets due to City Ordinances.

3. They may be posted only on the day of the event.

4. Must be picked up within 1 hour of the closing time.

All signatures of this petition are concerned about unfair and business unfriendly policies that affect their home valuations in and around Stonebridge Ranch .We wish to thank the Board of Director's, in advance, for taking this proposal into consideration.
