Oppose plan for Noma Apartment complex on Aloma Ave
The Issue
Prevent the construction of a 3-Story multi-use Apartment complex with retail front on Aloma Rd and the Intersection of Dean Rd in Oviedo.
Project Name: Noma PD Rezone
Parcel IDs: 31-21-31-300-0007B-0000 and 31-21-31-300-0007A-0000
Location: North side of W S.R. 426 1/2 mile east of S.R. 417
The developer, LeCesse Development Corporation, is proposing a high-density apartment complex with 3 Story apartment buildings consisting of a total 294 apartments. This represents 19 Dwelling Units per Acre and is very DENSE for the area. Additionally, they want to build 28,750 SF of 2 story C-1 commercial space at the front on Aloma. The complex is planned to have 589 parking spaces, which is less than the previous development they tried to pitch last year.
Building Configurations:
Two 2-story C-1 commercial buildings in the front - 35 ft tall
Four 3-story apartment buildings - 45 ft tall (Two 100-Unit buildings and two 47-unit buildings)
Closest building to Aloma will be 35' from Aloma
Please provide your support to this petition to maintain the quality of life in the area. Below are key points that this complex will negatively affect us if approved:
Crime increase:
Data reported from Seminole County Sheriff's Office to www.crimereports.com show a 4 to 10 times higher rate of crimes within apartment complexes in the surrounding area versus surrounding single family homes. This would lead to decreased safety in the area, potentially spreading to our neighborhoods and decreasing our property value.
School Impact:
The Seminole County Public Schools Impact Analysis states the zoned Elementary and High schools are currently over capacity and that this complex would further add to the problem.
Traffic impact:
Adding 500+ cars for a total of 4,175 daily trips (3x previous development pitched) would decrease safety for residents, increase traffic jams and increase accidents. An increase in “U-turns” around Dean Road, in front of Legacy Lane (Lakes of Aloma entrance) and Starwood Drive (in front of the U-Store it) will occur.
Seminole County boasts it’s “Florida’s Natural Choice.”
Therefore, a commissioner’s vote “No" on this development is a vote in favor of preserving our environment and quality of life! Let's make this land a green space instead of a concrete jungle!
Please support this petition against the Noma project to keep our county and neighborhoods from turning into concrete jungles. Please emphasize the inconsistent nature of this proposed complex for the area, impact on local schools, traffic and safety concerns.
