SB9 overrides the State Constitution, taking local control of planning and zoning from our  communities in the name of affordable housing – yet does not require or provide for any affordable homes!  

SB9 is not a “duplex bill.” Worst case scenario would see 8 units where one exists today.  Build two houses or duplexes, add 2 ADUs, then split the lot and build the same 4 units on the second lot.   SB9FactSheet

The real crises we face are drought, water, fire. California’s two largest reservoirs are at record lows at 37% and 31% percent of their capacities. Lack of sufficient power is already forcing rolling blackouts. We are simply not prepared for taller, denser housing – or office – projects.

Which brings us to the jobs/housing imbalance. Approval of huge  office projects goes on unabated, driving up the price of land where housing could be built. For every new home permitted in the San Francisco and San Jose metro areas from 2009 to 2019, more than three jobs were created.
