ATTEND IN OPPOSITION TO BEAZER PUD: Carmel City Council to Vote on Beazer PUD on Dec. 18

You may have seen a recent headline announcing that Beazer Homes has removed the duplexes from its rezoning plan before the Carmel City Council. While this was encouraging, the remonstrators against this project are NOT in support of Beazer’s PUD application. Even though Beazer removed the duplexes, it shortened the width of each lot to 50’ (this is ½ of the minimum 100’ required by the current R1 zoning), reduced the lot size to 6,000 sq. ft. (compared to the 10,000 sq. ft. required by R1 zoning), and contains lot coverage (the portion of the lot covered by the building and driveway, etc.) of 60% (compared to 35% in R1). In addition, the front of the homes planned for this development will be engulfed by the front loading garages, which will take up 55-60% of the front of the home. Simply put, Beazer’s new plan merely reflects the duplex structures as separated into single units squeezed together with only 9’ between each home. It was also reported that these changes will likely result in the City Council approving Beazer’s PUD application – PLEASE KNOW BEAZER’S APPLICATION IS STILL VERY MUCH IN QUESTION AND SEVERAL CITY COUNCIL MEMBERS HAVE EXPRESSED SIGNIFICANT CONCERNS ABOUT THIS PROJECT. In fact, the Land Use Committee could not agree on the PUD and so it made no recommendation to the City Council (in fact, City Councilman Tony Green made a motion against the PUD). Main St. (near Carmel Dads Club and Badger Field) WE NEED EVERYONE TO ATTEND. YOUR ATTENDANCE AT THE CITY COUNCIL MEETING CAN INFLUENCE THEIR VOTE. AFTER ALL, THEY REPRESENT THE PEOPLE OF CARMEL WHO ELECTED THEM INTO OFFICE AND THEIR VOTE SHOULD REFLECT THE VOICE OF THE PEOPLE – WHICH HAS BEEN A LOUD AND EMPHATIC NO TO BEAZER’S PUD.
