Dear supporters,

As you are aware we are experiencing unacceptable noise from the Morning Glen Mall, from loud music, to shouting and screaming, to paddle tennis racquet balls being hit from 06:00am until late at night on a daily basis, is absolutely unacceptable.

We are questioning the zoning regulations for shopping centers in Gauteng, South Africa, are typically governed by local municipalities and planning authorities that were approved without our consent!

These regulations specify the allowable land uses, building sizes, and other criteria for different zones. While specific details can vary between municipalities within Gauteng, here are some general zoning considerations that may apply to shopping centers:

Commercial Zoning: Shopping centers are often permitted in areas zoned for commercial use. The regulations may specify the allowable size, layout, and types of businesses that can operate within these zones.

Business Zoning Categories:

Mixed-Use Zoning: Some areas may have mixed-use zoning that allows for a combination of residential, commercial, and possibly retail uses. This can create more vibrant and integrated developments.

Parking Requirements: Zoning regulations often include provisions for parking requirements for shopping centers. This ensures that there is adequate parking space for customers and employees.

Environmental Considerations: Depending on the location, there may be environmental considerations such as green building requirements, water conservation measures, or other sustainability criteria.

Height and Density Restrictions: Zoning regulations may specify the maximum height and density allowed for developments, including shopping centers. This helps control the overall scale and impact of the development on the surrounding area.

Landscaping and Open Space: Requirements for landscaping and open space may be included in zoning regulations to enhance the aesthetic quality of the development and provide recreational areas.

Public Consultation: In some cases, municipalities may require public consultation or input before approving large developments like shopping centers. This allows the community to provide feedback and express concerns about the proposed development.

To get precise and up-to-date information on zoning rights for shopping centres in a specific location in Gauteng, it's crucial to contact the local municipality or planning department. They can provide you with the relevant zoning regulations, application procedures, and any recent updates or changes to the zoning ordinances in that particular area. Additionally, consulting with professionals familiar with local regulations, such as architects or urban planners, can be beneficial.

We urgently need your feedback:
