This proposal is out of character for our semi rural town which is predominantly single storey dwellings.

- Misleading advertising for this proposal and unreasonable time frame for lodging objections with only 8 calendar days.

- There is no precedent for a multi level retirement village in the Mornington Peninsula.

- Blocks E and F (3 storeys)are to be situated on the higher elevation of the land and will be visually overpowering on the landscape.

- Increased traffic congestion on Graf Road.

- Drainage from site onto Eramosa Road West has not been addressed.

- Local Fire Brigade is not equipped to handle multi level building fires.

- Staged development will be disruptive to the local community for up to 5 plus years.

- For the next 15-20 years this proposed development will look like an industrial area until trees mature.

- Total lack of privacy for properties on the western boundary.

- Loss of morning sunlight to properties on western boundary.
