I’ve dedicated quite a lot of this week to reading the proposals in full, and it really is the gift that keeps giving! I’ve discovered 2 appalling and shocking things in the last 24 hours…
1. the density is even higher than we first calculated. I’ve been learning about the different techniques used to calculate density, and when I use the method recommended by Bristol City Council it increases the density to 428 DPH!! This is 356% higher than the recommended maximum density for Knowle. Terrifying!
2. Not only is the affordable housing ratio absolutely paltry at 7%, but the flats that would be affordable are TINY! The majority have a floorplan of 474 square feet and it’s recommended that it can only accommodate one person. Some of the flats can’t even accommodate a double bed, according to the illustrative plans. So not only are they offering a paltry volume, they are also proposing that these poor social housing tennants should live on their own in tiny boxes. What happened to the 3 bed flats for families in need?!?!
I can barely believe that even the developers think that these proposals are acceptable… surely they know they’re taking Knowle and BCC for a ride?!
