IMPORTANT UPDATE - HOUSING MINISTER DIRECTS ZONING TO BE INCREASED

Dear Petition Supporter,

Thank you for supporting the petition opposing the proposed R40 rezoning of 50 Fifth Avenue, Rossmoyne and 5 Michael Court, Shelley.

The situation has now changed — and not for the better.

Following a direction from the Minister for Planning, the City of Canning is now required to advertise the proposed rezoning at R60 — an even higher density than the R40 originally proposed.

What does R60 actually mean?
Put simply, the higher the R-Code, the greater the potential housing density. Under R60, residential lots can potentially be as small as 120m², with an average site area of just 150m². For this site, R60 could increase the potential development to approximately 82 blocks.

That means more homes, more cars and more pressure on our local streets and infrastructure — along with the potential loss of mature trees and further change to the character of Rossmoyne and Shelley.

The proposal also includes two new road connections into Michael Court, an established cul-de-sac. If one quiet residential street can be opened to accommodate higher-density development, where does that precedent lead?

We need more housing. But we also need good planning in the right locations.  Simply increasing density without proper regard for local roads, infrastructure, tree canopy and established neighbourhoods is not the answer.

And importantly: R60 does not make R40 acceptable. Our original concerns remain.

The City of Canning is now seeking submissions on Scheme Amendment No. 20. and it is important that as many residents as possible respond.  

You don't need to be a planning expert. Tell Council what matters to you — traffic, road safety, cul-de-sac connections, parking, mature trees, infrastructure or the future character of our neighbourhoods.
