To all local residents interested in saving The Winchester Tavern

Following a vigorous campaign and a well-supported petition last year, Haringey Council refused the developer's application to build a flat in the rear ground floor area of the pub. There is now an appeal on this decision. Also, the developer has recently made another application to develop this ground floor flat. We need to fight again to save our pub by objecting to both the appeal AND the new application These are suggested points from Cllr Liz Morris and local Highgate groups which can be used for the appeal AND the new application. We advise you to select 3 or 4 points and put them in your own words: 1. Significantly reducing the size of the pub reduces the benefit to the community. This much-loved pub is now smaller and more cramped and the space is less flexible. This also damages its long-term viability. 2. The applicant states that area is “well served” for pubs and lists 10 within 1.6 km of the Winchester. This is incorrect. Appendix 5 of Planning Statement shows 3 are 2 km away. (And others are up a steep hill) 3. The Winchester Tavern is the only local for the Miltons area –the Boogaloo attracts a young crowd and the Gatehouse, Flask, Bull and St. Johns are too far away to be local. 4. The floor area of the Winchester was compared to other local pubs but did not include gardens, which most have. These are large and heated so can be used year-round. (The Winchester lost the garden in the original application.) 5. Policy DM50 for Public Houses states that “any features of historic or character value” should be “retained and where possible enhanced”. The Applicant has actually damaged the pub by building a new party wall (without permission) and in doing so damaged the rare publican's glass office and the original wooden bar. Significant reduction of the front bar area nullifies the grand proportions of the original bar. 6. The Applicant has never marketed a full-sized pub yet large pubs with multiple spaces such as The Gatehouse, the Woodman and the Bull are extremely successful businesses. It appears the intention has always been to maximize residential to the detriment of the public house. Please include in your objections any information about the historic use of the pub. What clubs and groups met there? What was the back room used for? And any information on the pub garden and food offering. This is important so the planners and the planning inspector can understand the value of the Winchester to local residents. Objections to the new planning application – quote HGY/2016/2871 1.
