
This petition envisions an out of the box development of new industrial cities for future self-reliance and sustainability of Canada. This may sound ambitious, but is necessary to open up the country's way forward for a “Stronger North”.
Successful industrial growth in Canada requires proactive government policies, world-class infrastructure, and an enabling economic environment. Governments that integrate sustainability, digitalization, and investor-friendly policies will create cities that thrive for generations. Real estate and economic growth are intertwined and go hand in hand in such development ventures. These are best handled through public-private partnerships with shared risk-management strategies.
The development of new industrial cities across Canada, as proposed in my petition, could be a game-changer for economic expansion, job creation, and real estate growth along with the intended population growth. The 10 proposed new cities, centered around manufacturing industries like lumber, oil refineries, petrochemicals, textiles and food processing, will trigger dynamic shifts in the real estate market in the following three areas of development growth:
1. Industrial & Commercial Real Estate Boom:
- Demand for factories, warehouses, and logistics hubs will surge as businesses set up operations.
- Land values will rise, particularly in designated industrial zones and declaration of Special Economic Zones (SEZs) are needed.
- Infrastructure investment in roads, ports, and utilities will attract further industrial expansion.
2. Residential and Commercial Growth:
- The influx of workers, engineers, and business professionals will create a housing boom across different income levels. This should be carefully planned aligning with the nature of workforce.
- Development of new town centers, retail centers, and financial services in these cities will follow, strengthening economic stability.
3. Policy & Infrastructure Strategies for Success:
To facilitate this growth, the government must take proactive measures, including:
- Establishing tax incentives, SEZs, and business-friendly regulations to attract investors.
- Investing in smart infrastructure, digital connectivity, and sustainable utilities.
- Supporting vocational training programs to build a skilled workforce.
- Encouraging green industrial practices to align with Canada’s environmental goa.
- Continuous consultation and consensus building with Indigenous peoples to align with Canada’s reconciliation strategies.
Thus, new industrial cities will drive production growth, create jobs, and strengthen national resilience, along with the intended economic growth along with the necessary population growth. For all these to be integrated in the plan for a national pilot, I am foreseeing the need for a national commission overseeing the development of the regional industrial cities, working closely in cooperation with existing Regional Development Agencies (RDAs).
