The delayed vote means there's still time to support our campaign to maintain the current RESIDENTIAL Comp Plan/land use and RESIDENTIAL zoning of the 2-acres outlined in pink in the map above (Swann to south; Magnolia on east; Bay on north; Brevard to west).

Tampa City Council was to vote Nov. 13 on a proposal that could have ALLOWED COMMERCIAL DEVELOPMENT covering the entire block eroding forever the Hyde Park Spanistown Creek Historic District boundaries - which are Magnolia on the east and Swann to the south.

Residents need to understand - any Comp Plan/land use change IS FOREVER granting property owner "rights" that council cannot revoke.

The Palm Beach developer requested the postponement. The public hearing is now set for February 12, 2026 at 5:01 pm at Tampa City Council Chambers.

Those who have signed the petition are helping to defend the Hyde Park Spanishtown Creek historic neighborhood from this commercial encroachment. Yet, the more signatures and support is needed to let Tampa City Council know we cherish our historic districts and do not want to see them eroded.

The developer's proposed 7-story hotel complex, 29 residences, 2 restaurants, 3 special events spaces and an apartment rental business would more than triple the neighborhood density, more than triple building heights and add more than a thousand drivers to overcrowded Swann Ave.

PLEASE SIGN THE PETITION and SHARE IT WITH OTHERS who live and visit Hyde Park. Let's keep the historic scale, density, building height and neighborhood feel. No more traffic needed.

And come to the February 12, 2026 Tampa City Council public hearing. Thanks.
