Hi folks, 

some people may be aware that the recent decision has been made by the Scottish government to exempt build to rent developments from the housing bill, meaning they won’t be bound by a rent increase cap. This is further evidence that the Scottish government are at the whim of the developers - the argument has been made that it is the only way to increase the amount of affordable houses, as each new development must contain a percentage of affordable housing, however, the developments consistently contain the bare minimum of affordable housing that they can get away with. the amount of affordable houses being built will be minimal in comparison with the amount of luxury 3-5 bedroom houses. There is and has always been a huge disparity here and it needs to change. 
For many future renters, the build to rent developments will be the only properties available and the prices will be astronomically high. House prices and rent are already at record highs in Scotland. 
the Scottish government has shown disdain for renters by scrapping the rent increase cap two years before further protective measures are due to be implemented, in the midst of a housing emergency and cost of living crisis, and now they line up a future where investors and developers hold all the power. The Scottish government is failing renters, whilst lining the pockets of millionaire developers. It’s a system that lacks any creativity and remains untethered from the immediate needs of renters struggling right now. It is not the rights and interests of investors and developers that need to be protected but the people struggling through unprecedented hardship in the form of the housing and cost of living crisis.
