Another packed house of opposition to the Broadmoor Land Swap at Keith King's slightly imbalanced (ya think?) panel of 3 to 1 (for/against) which was supposed to b 3 to 2. We tried to balance it out....sigh.
Trash, once again, took center stage from the swap supporters with no fewer than 4 people trashing Strawberry Fields claiming neglect -- no more refrigerators or pits of broken glass, though. Wonder what happened to all that? We are still looking for answers to the concern regarding this hazardous waste for the safety of the children. This argument is hard to fathom. We know that they are very smart, yet they keep talking trash. It's not a winning position. We're tired of talking about trash, but, for the record, Strawberry Fields has less trash (No pick-up trucks or tires) than the photos of the Broadmoor land, which, again is to be expected on ALL land abutting county roads. And, clearly, their history doesn't suggest one of caring about this either as there's plenty of old trash there -- so much for that argument, then. Strawberry Fields also doesn't have massive fences with barbed wire across the top which are unkind to wildlife and impeded migration of animals. Also, the soil erosion in Strawberry isn't fields of it -- it's a couple social trails. This issue has been just beaten to death and is so silly. We don't give away parkland because of trash. Next, please.
Let's talk math. Kent Obee presented assessor based valuations for the deal which vastly diverge from asserted "appraisals" turned "estimates" published in the Gazette and touted by Councilman Keith King as a purported reason to support as well as referenced by the Park Superheros, TOSC. Howevery, it seems like someone is struggling with place value or multiplication? The data from the assessor records supports a 3 to 1 to 6 to 1 valuation favoring the Broadmoor. If you use park zoning for Bear Creek land to since Strawberry is zoned as a park, then that apples to apples shows a Broadmoor land valuation of $785,513.64. So, to get to a 2 to 1 valuation favoring the City, that's a 6X to 9X swing. Now, that's gonna be some fascinating math to see...can't wait to see what "Appraisers-R-Us" or "Vinny's Valuations" shows - we have to guess as no one will tell us the names. This is an issue you should definitely be communicating with City Council on as it will eventually supplant the nonsensical trash discussion. Thank you, Kent Obee for sharing.
