Letter to City Planning to oppose Yonge and Roehampton Zoning Amendment

Mr. Robert Ursini and Mr. Matt Armstrong,
We are residents at the Montgomery Square and the Redpath Park Street Loop. We civilly oppose to 2323-2329 Yonge Street Zoning Amendment Application for the following reasons:
1. The 37 storeys project proposal at 2323 – 2329 Yonge Street does not comply with the height range in the Secondary Plan at the Montgomery Square.
2. The 37 storeys mixed-use building with a 5-storey base proposal at 2323 – 2329 Yonge Street would limit our sunlight by casting large shadows over our residences.
3. The 37 storeys project at 2323 – 2329 Yonge Street would put our quality of life at risk as it would require more energy, water and public services.
4. The 37 storeys project proposal at 2323 - 2329 Yonge Street would produce adverse effects in the microclimate around the area including temperature, humidity, wind, and turbulence.
5. Heavier traffic at Yonge Street and Roehampton Avenue would negatively affect our neighbourhood by increasing noise pollution, congestion and accidents.
6. There are at least five public and private schools in the surrounding area with dozens of teenagers walking on Roehampton Avenue crossing the corner of Yonge Street a few times a day, so accidents could escalate as traffic flow increases.
7. Transitioning to neighbouring properties during construction would be troublesome.
8. The existing non-residential building at 2323 Yonge Street has potential heritage value.
9. The existing non-residential building at 2323 Yonge Street is already serving the needs of the community providing with office space and commercial real estate.
10. There are multiple high rise residential developments on Roehampton Avenue. We believe that enough is enough.
We are very concerned that the secondary plan will be amended to allow the construction the proposed high rise mix-use building at 2323 to 2329 Yonge Street. We respectfully request that City Planning accommodates the needs of the community.
We courteously oppose to 2323 – 2329 Yonge Street Zoning Amendment Application because the detriments that this project will impose on the residents at the Montgomery Square and the Redpath Park Street loop largely offset the benefits that the applicant may want to secure for us.
