
Station Location :
Vellara Metro station located at 10884 M from Gottigere.
Metro alignment at Vellaraunderground Metro station traverses almost below Hosur Road and further corssingRichmound Road at Vellara Junction. The Vellara Metro station as per Original DPR is located belowHosur Road. Alignment is on LH of Hosur Road as per DPR.
Land Requirement for Vellara Junction Metro station :
As per Table 4.3 of DPR for Reach -6 Gottigere – Nagawara, Land Requirement and ownership is provided. Here requirement of private and Govt land has not been envisaged to reduce land acquiring cost. For station construction, only 200 Sqm land required from Private party on permanent basis. Another 6443 Sqm land required from private on Temporary acquisitions. Where as at Kamaraj Road for MG Road Metro station, Private land on temporary acquisition required is 4543 Sqm which is 30% less land required compared to Vellara Junction.
As per DPR, Vellara Junction location :
Considering BMRCL plan to acquire major portion of Land from Religious place at Vellara Junction, following should be explored to reduce land acquiring from the Religious place which has 150 years of History.
Here are following options BMRCL should explore for Vellara Metro station :
1. Redesign under ground metro stations to Reduce size of Metro station :
BMRCL has to redesign Vellara Metro station to reduce the land requirement. As DMRCL has done in case of Ashram Metro station on Pink Line. After change in design of Ashram Metro station, required a space of 151.6 metre only against the average of 265 meter. Similarly CMRCL Chennai has adopted small station concept for underground metro stations by reducing space required for Tunnel Ventilation system. Even in this Reach -6 line, extent of land required at Kamaraj Road is just 4543 Sqm where as at Vellara Metro station is 6443 Sqm, which is 40% higher as per DPR.
2. Shift Station Box towards Defence Land and alignment along Hosur Road :
BMRCL should shift U/G metro station few meter towards DefenceLand which is open ground. Alignment should be maintained below Hosur Road. Presently as per BMRCL drawing, Major portion of Vellara Junction Metro station is planned on RH of Hosur Road in Religious place. BMRCL
3. Tunnel Boring Machine to start from MG Road / Kamaraj Road towards Vellara Junction :
This option will help in many ways & BMRCL should consider. Heavy vehicle movement can be avoided on narrow Hosur Road and Kamaraj Road is wide enough to take this traffic. By considering this option, requirement of Private land at Vellara Junction will be reduced.
4. Alternative suggested should be considered by BMRCL to over come the issues during Construction of Vellara Junction Metro Station :
1. BBMP Building Area to be explored to house all Auxiliary Equipment’s of U/G station
2. For Traffic Diversion from Hosur Road to Richmound Road, Alternate Road behind Police Quarters to be used
3. Explore providing temporary alternate road from Richmound Road to Hosur Road thru Religious place.
4. Land adjacent to Police Quarters can be acquired for Metro Construction avoiding land from Religious place.
5. Optimum space utilization for the various systems for Operation and Smooth functioning of Metro station :
We would like to bring to kind notice of BMRCL on optimum land for small station concept.
a. CMRCL has done small station concept by reducing length of station box for underground station from 230m to 150m. Arranging vertical fans as against Horizontal fans.
b. By adopting the best practices by BMRCL, directly can reduce land requirement for Metro station construction, cost, save Trees, Reduction of Social & Environmental impacts. BMRCL required to follow in Innovations in Underground Construction for Reduction of Underground station box size.
c. Already DMRCL has done at Ashram Metro station on Pink Line by restricting required a space of 151.6 metre only against the average of 265 metre & Unlike the usual two-level stations, the station will welcome its commuters at three levels. Its smallest Metro station in the world. This has become a model for Metro stations across the globe
d. Mumbai: Kalbadevi Metro station’s length reduced by 22 m
6. As per BMRCL objective :
We would like to highlight the BMRCL or Govt objective during Metro constriction for Land :
Serious efforts are needed from BMRCL to reduce extent of Private land requirement for Vellara station.
7. BMRCL acquiring mainly Public Spaces for Metro Project :
Already BMRCL has planned to acquire public spaces belonging to BBMP, Special Schools, Religious places ( Vellara Metro station, Shivaji Nagar playground, Madhina Play Ground , Pottery Town ) for Reach -6. BMRCL should explore alternative and change in Design for Vellara Station in order to reduce land requirement from Private parties. Efforts are required from BMRCL how to reduce land requirement.
8. Church has already parted Land public purpose for BWSSB :
During ….. Year, BWSSB has acquired approximately 1.75 Acres of land belonging to Church for putting up of Water reservoir. This has already reduced Church land to large extent and reduced place for religious activities . Now BMRCL has plan to acquire land belonging to Church. This will ensure Church activities are further reduced and we will not be able to do any Religious activities in future.
9. Exploring other Govt Lands at Vellara Junction for U/G Metro station :
BMRCL should consider utilizing BBMP land which is right opposite to Church. BBMP Building is old and not properly maintained, needs demolution. Similarly Open land adjacent to Police Quters to be explored
