समस्या

Thousands of Unitech home-buyers have been waiting for resolution of their projects for years. The Resolution Framework placed before the Honorable Supreme Court has still not received final approval, and important financial issues concerning its viability remain unresolved.

After such a prolonged period, home-buyers deserve certainty, transparency and a credible financial roadmap.

Our Primary Demand: Final Approval of the Resolution Framework

The Resolution Framework is the foundation for completing the stalled Unitech projects.

We therefore urge the management to take every possible step for early finalisation and approval of the Resolution Framework by the Hon’ble Supreme Court, so that construction and delivery can proceed on a clear and legally settled financial foundation.

Why are buyers being asked to pay when the financial framework remains uncertain?

Home-buyers have been asked to make further installment payments. However, the present funding situation has understandably shaken the confidence of buyers.

Many buyers are asking:

If there is still a funding shortfall, what assurance do we have that the additional money paid now will ultimately result in completion of our homes?

The management has presented a positive picture that funds can be generated through construction and sale of new/unsold flats.

However, the success of this model necessarily depends upon the ability of new purchasers to actually purchase these flats and arrange financing.

Bank finance to new purchasers is therefore an important part of the equation

If prospective purchasers are unable to obtain normal bank/home loans for the proposed flats, the expected sales—and consequently the projected inflow of funds—may not materialise as anticipated.

This raises an important question:

Has adequate bank/home-loan financing actually been made available to prospective purchasers of the new/unsold flats contemplated under the Resolution Framework?

If not, how will this potential funding shortfall be addressed?

We request the management to clearly disclose:

- Whether customer home loans are an assumed source of funds under the Resolution Framework;

- Whether banks/NBFCs are presently willing to finance purchasers of the relevant Unitech flats;

- Whether any concrete lending arrangements have been established; and

- What alternative funding mechanism exists if the projected customer financing does not materialise.

Home-buyers need a credible plan—not merely assurances

Home-buyers have already waited for years and have invested their hard-earned money.

We therefore request Unitech management to:

1. Expedite final approval and implementation of the Resolution Framework before the Honorable Supreme Court.

2. Clearly disclose the present financial position and any remaining funding gap.

3. Clarify the role of bank/home loans to prospective purchasers in the proposed funding model.

4. Explain how any shortfall arising from inadequate customer financing will be addressed.

5. Provide a transparent, realistic and time-bound roadmap for completion and possession of the projects.

Our Appeal

We understand that completion of large stalled projects is a complex exercise. But after years of uncertainty, home-buyers cannot be expected to continue putting in additional money solely on the basis of future projections.

We are not asking for another assurance. We are asking for a financially credible, transparent and finally approved Resolution Framework.

The confidence of thousands of home-buyers depends upon it.

Approve the Resolution Framework.

Close the funding gaps.
