Bancon Homes are proposing to construct a new distributor road through the forested area behind Larch Tree Crescent and Alder Tree Road.  This road will be similar in size to the current main Hill of Banchory Road with runs from Tesco all the way to the junction at Raemoir Road and will result in the complete destruction of the wooded areas which run behind Larch Tree and Alder Tree.  The proposed road is a prerequisite of the planning applications for Phases 2 and 3 of Bancon’s Lochton of Leys development (with construction of Phase 1 of this development having commenced earlier this year) and was originally planned as an upgrade to the existing farm road to the North of the new developments.  Now, however, Bancon have taken the decision to change the routing of the road to run through what was previously protected woodland (as stated in the Local Development Plan 2017 https://www.aberdeenshire.gov.uk/media/20620/appendix-8f-settlement-statements-marr.pdf ).  This re-routing will allow Bancon access to the site previously reserved for the construction of a new Banchory Academy which has been revoked in the new draft 2021 Local Development Plan, with the construction of 100 further homes now proposed on this site.  It has also been indicated that the decision to reroute the distributor road has been based on cost; it is cheaper to chop down the forest than it is to make upgrades to the existing road infrastructure.

The implementation of a new distributor road behind Larch Tree and Alder Tree, together with the further removal of woodland to make way for Phases 2 and 3 of Bancon’s Lochton of Leys development will result in an almost total destruction of all wooded areas on the Hill of Banchory/Lochton of Leys area.

Why should you object?

- These woods are packed with wildlife; red squirrels, woodpeckers, deer, badgers and a variety of woodland birds.

- They are well used and loved by locals.  We walk our dogs and our children play in them and learn about nature.

- There is another way!  This woodland does not need to be destroyed.

We strongly believe these plans cannot be permitted and that local residents from Banchory and beyond must voice their objections.  Make your views known by signing our petition ❤️❤️❤️

Only together can we stop this needless destruction.  STOP THE ROAD, SAVE OUR FOREST!

Thank you for reading.

Yours sincerely,

The Hill of Banchory Road Action Group
