Applicant is now asking for BDP; 9/14 Planning and Zoning Hearing 3 p.m. in Viera may be on hold


We are three weeks away from the 9/14 Planning and Zoning Advisory Board hearing in Viera--and it may be delayed as the applicant has changed their minds again 8/24 and is asking for a binding development plan.
Defender Airways LLC’s attorney can change the application six ways from Sunday (now asking for potentially up to ~57 single family homes under the RU-1-11 zoning on 14.37 acres vs. 86 multi-family units) at 1800 Turtle Mound Rd--the former Radio Station property--and the answer will still be NO.
Today, 8/24, the attorney for the applicant revised their application and applied for a Binding Development Plan. The developer has offered a BDP to self-impose a cap of single-family homes (under RU-1-11 it could be as few as 30 and as many as 70), this minor concession does not resolve the fundamental, underlying incompatibilities of this project.
Shifting a rural parcel from a maximum capacity of roughly 14 homes to a high-density footprint of ~57 homes represents a dramatic 300%+ density increase that this immediate area cannot sustain.
