Georgia homeowners, SB 406 is now law! The Georgia Property Owners’ Bill of Rights Act is a major step toward HOA accountability. HOAs must register with the Georgia Secretary of State, provide financial and governing documents, and follow new rules before collecting fines, filing liens, or pursuing foreclosure. For homeowners, this means more transparency, stronger notice requirements, better access to records, foreclosure protections, and a state-level complaint process when an HOA oversteps. Important dates: Attorney-fee protections begin July 1, 2026. Most other protections begin January 1, 2027. This is not the end of the fight. It is the beginning of accountability. Know your rights.
