The Camden Film Quarter includes massive basements, some of which will be located only a few metres from a nursery and primary-school environment used by more than 700 children, including children from three years old.  Nurseries and schools are sensitive receptors, and young children are vulnerable occupants. 

These massive basements will involve the extraction of approximately 266,000-350,000 m³ of in-situ ground.  With a typical urban 10-12 m³ muck-away lorry, this is at least 35,000+ trips arriving empty and 35,000+ leaving full. 

By our calculations, that is 56 heavy goods vehicle movements every working day,  approximately one heavy goods vehicle movement every 10 minutes, over an 8-hour working day, for approximately 5 working years, just for basement spoil removal.  

That estimate excludes the traffic from concrete lorries, plant deliveries, piling works, treatment works, workforce vehicles, servicing vehicles and the above-ground construction impacts of buildings up to 24 stories.

The extent of these basements was not disclosed during Yoo Capital's  "outreach" efforts with the community. We attended many of these 'info sessions'. There were lots of posters and a mock up of the plan, but no evidence of these monstrous basements was on display.  Dodgy.
