The Issue
The Vista is TOO BIG for Wyckoff. At 600,000 square feet, this one-building real estate development would be six times larger than any other building in Wyckoff. Its size requires several variances, which would set precedents for future developments. Wyckoff residents already are subject to yearly water restrictions; The Vista would add an entire new community's demand. Our effective volunteer firefighters and ambulance service would be strained to serve this enormous facility, slowing response times. Construction of The Vista requires clear-cutting of 19 acres - - over 2,200 trees; 10 acres of this highly-sloped site would then be paved-over. According to their own testimony, the developer's engineers have not done enough testing to know how much rock they will encounter, and so, can not accurately predict the need for blasting or its impact on nearby building foundations or underground water flow. This now-dense animal habitat will be lost. A few people would gain; residents of Wyckoff would lose, and once it's done, it will too late. Property values would fall.
