Save Encinitas: Stop overbuilding on El Camino Real

The Issue

The Encinitas City Planning Department is proposing to change zoning on El Camino Real that would "allow a maximum of 1,255 dwelling units for the entire El Camino Real Focus Area." Bigger is not better for Encinitas.

The report also proposes: "Add multi-family residential uses...Allow mixed use development and potentially increase height standards."

This will translate into 3,000+ new residents in an already crowded area, and considerable traffic and congestion.

El Camino Real is already congested, and schools and property values would be adversely affected should the plan be implemented as is. Just consider: 1,255 new apartments = roughly 2,500 more cars. 1,255 new apartments = more than 3,000 more residents (assuming 2.5 per unit). The population of Encinitas is 60,000, so it will increase by 5%, all in a small area. We want no additional residential housing and we oppose an increase in height standards.
