Last minute raid on our zoning code increases overdevelopment…

As their last act before stepping down from power, the Wilkinson majority is holding 3 controversial public hearings. They could immediately adopt zoning regulations contrary to the goals of our Comprehensive Plan.

The public hearings will be starting at 7:00 PM on Thursday, December 19 at Town Hall. Read on to understand the serious implications of this last minute raid on our Comprehensive Plan.

Luxury condos could land in your neighborhood

• A proposal for a new “floating” Senior Citizen Overlay will allow hundreds of luxury condo units for owners with income and equity well above our local middle class seniors. Twenty four acres on Montauk Highway in Amagansett is the first site, although the condos could also land in Montauk, East Hampton and Wainscott.

More services mean more taxes

• Each Senior Citizen Overlay would allow up to 100 condos impacting our hamlets with overdevelopment. More traffic, (up to 1,000 trips per day – 10 trips per unit as per ITE report), more emergency services for our over-extended volunteers, more septic and solid waste carted up Island cost taxpayers money.

More commercial zoning on Montauk Highway

• A corner lot in the historic district in the heart of Amagansett is to be changed from residential zoning allowing low impact business uses to more intense commercial uses. When this corner lot next to Amagansett Square is rezoned, increased traffic on to Montauk Highway could cause dangerous conditions.

Paving over farmland

• Another rezoning proposal would override the current law preserving 70% of our agricultural soils and add more houses than currently allowed increasing traffic on heavily traveled Cedar Street.

The outgoing Town Board majority is trying to clear the way for overdevelopment and overrule the goals of our Comprehensive Plan by attempting to significantly alter the zoning code in their last two weeks in office.

Please fill out the enclosed petition card. It is important to make a public record of residents’ concerns about this aggressive move by the outgoing Town Board majority. The 11th hour attack on our Comprehensive Plan without public approval must be stopped.
