

District 2 Commissioner : Please Vote 'No' to the proposed Application for Rezoning Petition Z-27 (2014)

Brooks Chadwick, LLC., Developer, is seeking to rezone the 2.8 acres of Pinecrest Swim/Tennis Complex located on the southeast side of Audubon Drive, south of Fairfield Drive in the Indian Hills subdivision. The proposed rezoning will be before the Cobb County District Commissioners on May 20 for final approval. The developer is seeking to rezone the property from a Swim/Tennis complex (RR) to single family attached residential unites. (RH)
The plan calls for 22 three story units, which is significantly more dense than adjacent residential properties. The height of the townhomes is inconsistent with neighboring developments and homes; The average gutter height of the ranch homes adjacent to the Pinecrest property is 8 feet, the average height of the two story homes adjacent to the Pinecrest property is 16 feet. The Pinecrest proposal is for a 35 feet gutter height. Multifamily townhomes that are 35 feet to the gutters and over 40 feet in total height as compared to the adjacent homes is NOT in KEEPING with the Indian Hills Neighborhood architecture. This type of project belongs in an urban environment NOT in our quiet suburban subdivision.
Brooks Chadwick, LLC, is also requesting a zoning exception to allow the buildings to be only 20 feet apart, vs. the current minimum of 30 feet. This rezoning request makes the density issue even worse.
Bottom line, the size and scale of this townhome project is too large for for 2.8 acres it would be built on. We believe that this zoning would have a negative and detrimental impact on the surrounding residential community and property values.
Please vote 'No' and let the Planning Commission know you are against this high density townhome project.
