Lingerfelt Development has filed an application on June 14, 2012 to rezone the open area across from Nuckols Farm Elementary School and next to Strange’s from class ‘A’ (single family) to several other classes, including R-6 (multi-unit residential).

While the development of this property is inevitable, there have been many concerns expressed about this proposal.

While each community may have different objections / priorities regarding the rezoning proposal, many neighbors share a concern about the 361 rental apartments and town homes proposed.

Much of the opposition to this rezoning application has been expressed by residents in the Nuckols Farm Elementary School district communities (including Graham Meadows, Gayton Station, Fox Hall and The Colonies) who are concerned about its potential impact on NFE enrollment, class size, traffic, and potential redistricting.

Currently, Nuckols Farm Elementary School has an enrollment of 553 students. It is unclear how many new students would need to be enrolled as a result of the additional 361 rental units that are being proposed.

Please note: This proposed development is on the south side of Broad Street, and it is in addition to the Attack development of 500+ residential units on the north side of Broad.

      Nuckols Farm Elem has an engaging academic, high parent involvement culture that will be hindered by a population that is looking for a great education without wanting to help make it great. That highly dense population will force re-zoning, more crowded classrooms, more discipline issues, and less motivated kids. This successful school culture did not happen overnight, but can certainly be extinguished overnight with such a huge burden put upon it. I support a medical clinic, after-school activities, even an eldercare center, but we do not need another thousand kids with low aspirations asking Mrs Cox to keep her school great. Let's protect our gem and not railroad it.

      My main concern is for the safety of the children. The traffic in the mornings on Graham meadows is already congested and if the development goes through it will be horrendous.
