October 2012

Dave Fishpool from Ocoee, Florida, petitioned the City Commissioners to stop a potential land rezoning. The City of Ocoee Commissioners denied the action to change the rezoning, and Commissioner Rusty Johnson joined the negative vote due to this petition.

If City of Ocoee commissioners rezone the land on Maguire Road in Ocoee from Commercial (approved in 2008) to now include 242 apartments.

This will devalue the current homes on Maguire Road, it will also add an entrance on Tomyn Blvd across from Villages of Wesmere entrance and a right hand turn off Maguire Road which will increase traffic flow.

They are assuming 33 students added to Westbrooke school putting it at 98.6% capacity; 14 to Sunridge school to make 94.9% and 16 to West Orange High School to make 105.4% capacity. They fail at high school level and would have to pay mitigation fees.

The apartments will also probably make Lynx buses apply to have routes down Maguire Road.

As a homeowner with two children, I'm concerned about home values, congestion, and safety of the neighborhood. Traffic is already heavy in this area. There are already apartments in the areas nearby. We don't need any more. Schools are already at or near capacity. There are many more improvements that could be made to the area. The focus should be on those.

It seems the developer is in obsession to make a quick profit no matter what is good for the folks who is living in the neighborhood. The projections are based on very superficial calculation to downplay the long term detrimental effect to the neighborhood. If this allowed to proceed without a proper vision on the future, it will constitute a great tragedy. Hence please curtail this project no matter how persistent the developer may be.

This isn't luxury apt dwelling. We already have 2 apt complexes within a mile of this proposed site. It will add traffic congestion. Apartment statistics show increased crime added into communities. Surely this development will add in Lynx requesting a bus line. Apt developers do pay impact fees (taxes). Not as much as residential single families. Not for this AT ALL!

Traffic congestion potential, crime rate increase potential, lack of occupancy, loss of surrounding property values, overburdening of existing schools
