We call upon the Wayland Planning Board to reject the application of Keystone Development for a so-called "Conservation Cluster" Development.
This proposal will destroy this beautiful wooded lot. It will clear cut 209 trees, including 77 over 20 inches in diameter. It will require Earth Movement far in excess of that allowed by our town's Earth Movement Bylaw. It will require a waiver of the Town's Scenic Road Bylaw while placing a blind driveway at a very hazardous point on a very dangerous street. And it will create a level of density of development unprecedented in Wayland and greater than that of Brattle Street in Cambridge.
The so-called "Conservation Gift" in this case is anything but. It carries no economic cost to the Developer - while providing them a valuable tax deduction - and brings no incremental Conservation value. The proposed gift land consists of steeply sloped land and Protected Wetland that will be undevelopable under any scenario, plus a set of 35-50 foot wide "Buffer Strips" carrying no real Conservation benefit.
Rejecting this proposal will allow much more thoughtful development under prevailing zoning - one or two homes and six+ acres (of 8) preserved as Protected Open Space.
