Keep HEAVY INDUSTRIAL USE zoning out of Steamboat/Pleasant Valley!!

On May 23, at 2:00 PM, the Washoe County Commission will consider an applicant-sponsored amendment to the County Development Code to allow Wholesaling, Storage, and Distribution, a HEAVY INDUSTRIAL use, in General Rural (GR) regulatory zones, subject only to a special use permit issued by the County Board of Adjustment. The applicant, Gail Willey, intends to conduct wholesale and retail sales of stone and rock (ColoRock) on a nonconforming (less than 40 acres) GR parcel located in Pleasant and Steamboat Valleys. He was unsuccessful with basically the same project in 1998, and is now back seeking to change the law, because he can’t get what he wants under existing law. The proposed heavy industrial use has never before been allowed in GR regulatory zones. The amendment would apply county-wide with potential applicability to over 3,900 GR parcels located in the unincorporated area of southern Washoe County alone. Approximately 2,700 of those GR parcels are less than 40 acres in size. 

The Negative impacts to this valley include:

--No reasonable transition from the rural farming to the south and from the residential to the north This will literally be in Steamboat Valley Residents' backyards!!
--Increased dust
--Increased noise
--Increased traffic (approximately 50-60 trips a day with double and triple trailers)
--Risk for other parcels within the General Rural zoning allowing for increased heavy industrial uses with a special permit.
--The actual usable acreage of this 35 acres is approximately 5-7 acres.

Please tell Chairman Bob Lucey and the County Commission that you are opposed to this proposed use in GR zones because it cannot be conditioned to adequately mitigate its incompatibility with surrounding uses. Also, it is fundamentally unjust and completely inappropriate to change the Code to confer a huge favor on just one individual, at the future expense of all other County residents.
