The Walden Board of Trustees has proposed that the Breakwater Grill be rebuilt immediately (at an estimated cost of $250,000+) as a new free standing restaurant building with annual year-round operating hours instead of the seasonal parameters (Memorial Day to Labor Day) associated with the former location. Good financial stewardship requires a full study of economic impact be completed over the next two seasons and options approved through referendum by the Walden property owners before moving forward. 

We as Walden property owners request the Trustees continue to use the facilities residing in the Walden Yacht Club for the Breakwater Grill to gather 2 seasons of use to be the basis for any future decisions on the need for a new stand-alone restaurant.It is our contention that the current under-utilization of the Walden Yacht Club facility (kitchen capacity, portability of Bar functionality, and seating/spacing options) be fully examined in the most prudent, cost effective manner to ensure that Walden property owners maximize the capital investment this project would entail. 

We do recommend that the plans for the replacement of the pool restrooms and shower facilities by the pump house continue as planned. 

Redundancy of kitchen and bar facility capacity must be studied based on actual results.  Attempts to "harvest economic benefit” from other established food & beverage facilities in the immediate area must be quantified; especially that which is currently run by the WCIA (Walden Yacht Club).  

There are 13 options for food & beverage within the Walden Road proximity for our community, including two new restaurants (each 6,500 sq.feet) that will break ground in 2018.  Adding another new free standing restaurant facility at this time does not make economic sense.  We request the board to pause, examine, and cost justify this project before proceeding.
