Vote "No Mega City" for Maurice's Campground

The Issue: We, the undersigned citizens of Wellfleet, are not in agreement with the proposed high-density, MEGA CITY housing plan to be located at Maurice’s Campground.
The high-density plan, produced by the Maurice Campground Planning Committee and Studio G, was presented at the Community meeting on Wednesday, April 2, 2025.
On April 28, 2025 the Town of Wellfleet citizens will be asked to vote to approve $125K expenditure to fund the RFP step for this plan.
We request that the citizens of the Town of Wellfleet vote NO to approve the funding for the RFP for the following reasons:
High Density: A ‘mega-city’ approach including 3-story buildings, to accommodate up to 289 housing units or higher (~867 people) creates an extremely high-density environment. The Campground has 16.5 buildable acres which makes the population density ~52 people per acre. This density per acre is 3 times that of Village Green in Eastham. Such overcrowding will introduce unintended consequences to our rural area, such as increased traffic, strain on our emergency services and handling of waste management.
As residents of Wellfleet, we also feel that the use of up to 20 3-story buildings to meet this high density, changes the aesthetic and character of our community.
Our Request: We urge the citizens of Wellfleet to reject the proposal and set a housing limit at 225 units for this project. As we understand it, the current proposal has no limit. We encourage the planning and approval of more thoughtful, sustainable development that respects the character of our community, with a lower density such as 150 or 200 homes, also be considered.
We believe that growth should be managed in a way that balances the need for housing with the preservation of the community’s quality of life.
