This is a petition to ensure that the planned 10-acre development in the Altadena neighborhood considers the best use by addressing the community’s key concerns and issues.

The historic Altadena neighborhood is a charming community comprised of large wooded lots and a touch of country charm. This low density residential area has basic country-style roads without shoulders or sidewalks and low capacity 3-ton bridges over the Altadena Creek. This creek has experienced increased erosion and flooding in recent years negatively impacting Altadena neighborhood due to ongoing development upstream. The Altadena Creek borders Altadena Park and attracts many pedestrians of all ages and interests who utilize the surrounding roads for access.

A wooded 10-acre lot was recently acquired by Highpointe Properties who has shared plans to construct 29 homes on ~.22 acre lots even though the current zoning of the property as "E2" requires at least 1/2 acre lot sizes. This development plan is at odds with the current neighborhood average lot size of ~1.5 acres and would require a variance or rezoning. Permission to change the lot size for the property development is decided by our elected officials in the Vestavia Hills Planning and Zoning Commission which seeks to ensure the best use of land parcels.  The input of our neighborhood must be taken into account when considering whether proposed changes to zoning would benefit the residents, developer or both.

The supporters of this petition are requesting our elected officials in the Vestavia Hills Planning and Zoning Commission to take the following actions:

  1. Ensure the consistency of the surrounding low-density neighborhood design
  2. Evaluate the development's impact on current traffic patterns and infrastructure
  3. Initiate a safety plan to refurbish the low-capacity (3 ton) bridge on Altadena Creek
  4. Consider the immediate and ongoing safety of pedestrians by requiring sidewalk installation
  5. Consider the immediate and ongoing storm-water management impact to Altadena Creek and downstream property

We seek a comprehensive plan which addresses these issues and will ensure the highest safety, value and use of the Altadena neighborhood based on the feedback documented in our Voice of the Neighborhood document:
